Guys, in a sense you both make some valid points.

Yes, one of the reasons (among others) is that Irish people got greedy and tried to jump on the band wagon of free money through rising property prices. This (along with cheap credit, lack of banking regulation, market manipulation by VIs and a stupid government) fuelled the market to an unvbelievable degree.

So the mentality that property is a sure thing is partly to blame for where we are now.

BUT,

At some point the slide will stop and prices will bottom out. From here we will see a return to a more normal course of events with slow apprecition over time. Couple with inflation the cost of a house will slowly decrease over time. Obviously this will be no-where near like the insanity of the last 10 years but more like the pattern of the 1970's and 1980's.

So, like I say, both of you are right in some sense.

Marie, (assuming this is to be a family home), my advice would be to forget about the negative equity or the fact you could be paying less - you'd hardly notice 11k over the course of a mortgage and even if you did get the price down to 199k it will be worth less again in 6 months time.

The point is that at some point in the future, 5 years or maybe even 10 years, your house will come back in value.

If you're comfortable with the repayments then just get on with enjoying life. Eventually your house will come back in value and through slowly appreciating prices and normal inflation you're house will be come less expensive the same way it worked for our parents.

Don't think of it as an asset or a vehicle to make money - think of it more like the classic car you always wanted solely for it's value to you as a classic car -

Hey Marie, Sorry :( if I came across disrespectful. I have personal experience in the same situation so I know it sucks. i.e. the person next door in the identical house as me, but because they bought later than me they got everything thrown in (tiles, appliances, furnishings, the works), I had to spend 10k on all that stuff, plus I paid more for the house because I bought 6 months earlier. I guess thats how it goes though.

I guess I was trying to say what soc said in his last post, but he said it must more eloquently. Anyway, I didn;t mean to come across rude. It's a sensitive subject. A good friend of mine was in same situation with the notorious deepforde in drogheda. It was a luxury estate. Lots of people bought 400k houses there a few years back. the developer ran into money problems then and released a phase of houses in the same estate for 327k and thus devalued all the 400k houses by doing that. alot of people were extremely upset... :( argh..

On the painting and doors:



The doors and woodwork are new. They come unfinished. The standard painting is to sand down all woodwork, fill any gaps and then give one coat of undercoat and two/three coats of finished gloss. The woodwork as explained previously is white deal paint grade to take one coat of undercoat and two/three coats of gloss. The doors are supplied an unfinished white and finished as detailed above. You have requested that we leave all woodwork unpainted – this has been done.



If you would like to meet at the house tomorrow I can walk through this with you and go through these items in further detail?

Skirting boards being badly finished or not filled is due to your request not to paint – the painter firstly sands all timberwork and fills all gaps etc as part of the preparation works before painting – this is the painters job – this is why there are not done.- I highlight the word before painting there for it is not the painters job, I remind you I requested you to paint the skirting walnut, I even offered to supply the paint onsite, and you informed me it was not to be, the only request I made was they remained unpainted, there for I will expect them to be filled throughout the house.


I am paying above Market price for this house Marcus I remind you of this, I expect the finish to be perfect! Payment will not be passed until I am entirely happy with the over all finish of the property.

External:



? Tidy Grout/Point brick work on external walls, fill gaps i.e. under window sills ect…

? Square off dashing on side entrance and fill gaps, very poorly finished.

? Timber panels missing from rear fence

? Secure all timber panels in fence where they slot into the groves of the cement concrete fence post

? Back sensor light missing

? Porch light missing

? Clean cement off drains and shoots

? Out door tap missing

? Sliding doors to back garden very badly damaged and need to be replaced

? Pavement in back garden cracked in area’s and needs to be raised to close gap between cement fence post

? Vent’s on exterior walls need to be replaced where broken

? Driveway needs to be treated for plant growth; clear at present but this problem will re occur in spring.





Internal:



? Vent covers on all internal walls need to be fitted.

? House alarm needs to be fitted

? Spot light in hallway missing

? Tidy up ceiling on hallway where plaster is poorly finished

? All locks on doors need to be tightened

? Light overhead sink in main bathroom need to be fitted

? Light overhead sink in en-suit needs to be fitted

? Boxed pipe area in en-suite needs to be tiled

? Tiles in main bathroom floor are uneven and need to be relayed

? Tiles on downstairs floors needs to be grouted and snagged once completed

? Bathroom fitting missing – toilet seat’s- tap mixer for main bathroom

? Light shade cover for en-suite need to be fitted

? All timber work in house to be cleaned of paint

? All white doors looking worse for wear scraped in area’s need to be cleaned and glossed white NB: doors only not framing.

? Attic stairs handle missing need to be replaced

? Attic needs to be insulated

? Painting to be snagged once completed.

? Over all skirting boards very badly finished and need to be filled.

? Socket in kitchen fitted to the wrong wall

? House to be snagged again once gas and electricity is connected.





Over all house was not in a presentable condition to give report on, and will have to be redone once the above list is completed.

Hey Marie,

Been here, done that. Our house came with nothing when we got it. It was during the boom so your were lucky to get the shell. No tiles, no shower, no exterior lights, nothing... but we at least expected everything else to be perfect. The doors were all marked in our place, and the frames and architraves etc. Anyway, long story short, we had this exact tit for tat going on with the head foreman on the development. It took ages but I absolutely 100% think you are taking the right path. do not hand over the cheque until you are 100% happy. once you hand over the payment you can forget about ever getting any help on any issues. we had a leaking pipe that did not become evident for 3 weeks after we paid. kitchen ceiling had to be replaced as it eventually cracked and fell through a 1m square section. so make sure its perfect as far as you can see. check the floor under the tank too for any damp spots, check everything. The builders are not in a position to treat you bad giving the fact they are lucky to sell houses now. they should be going out of their way to make sure your happy. delighted to see your taking this line and not being bullied into "accepting" it. For my next house I will be much more stern than I was fisrt time around. its the biggest financial commitment of your life, its gotta be right....

I agree with Mcgoon - do not hand over any money until you are 100% happy. When we bought our first house we were somewhat naive and didn't insist in many things which cost us over time. Remeber - this is a very large purchase so the figures he is talking about are a drop in the ocean compared to what you're paying.

Finally got my keys to the house 6 months later like, ready in 8 wks me ass! Pity it was so late, too much pressure now to try move before xmas, ah well be in for the new year!
