Any plumbers on here?

Noticed there's a small copper pipe running out of the gas boiler, through the front wall of the house, and it's dripping warm water outside, there is a load of rust on the wall from the water running down. all the other houses have the same pipe but no marks from water running.

The water coming out is warm. this can't be good. Also the pressure meter on the boiler itself is high, I had to bleed one of the rads to get the pressure back down.

Boiler will be getting a service soon, just curious as to what's up.

Have a look on top of the bioler, there should be a red pressure release valve, it could be stuck in open mode (if you find it you'll see what I mean).

only reading this now colm, your safety valve is gone, it only allows 3-bar of water pressure before it releases it outside! if you're pressure gauge is high i'm guessing you left your filling loop on, more than likely located in your hotpress! whats the reading on your gauge? these valves can just give way after a couple of years without even reaching the 3-bar! very simple to fix by the way :wink:

Got a guy from Bord Gais in and he found the problem, the water in the system was filthy (common complaint with all the neighbours) and causing the valve to stay open.
